Cost segregation services help clients who have recently purchased, outfitted or retrofitted commercial properties. This allows clients to take advantage of an accelerated depreciation schedule, helping them save taxes and improve their cash flow.

Clients should keep the following records for taxes:

  1. Income Records: All forms of income should be documented. This includes W-2 forms, 1099 forms, and any other income statements.
  2. Expense Records: Clients should keep track of any expenses including receipts, invoices, credit card statements, and cancelled checks. In particular, clients should retain documentation of expenses that are tax deductible such as mortgage interest, medical and dental expenses, educational expenses, and charitable donations.
  3. Investment Records: Statements of earnings or losses from stocks, bonds, mutual funds, and other investments.
  4. Property Records: Information related to real estate and other properties including purchase details, cost of improvements, rental income, etc.
  5. Previous Tax Returns: Clients should keep a copy of their filed tax returns for at least 3-7 years as recommended by the IRS.
